Booking Requirement

To book the Estate House, you must be affiliated with a booked wedding or event at Spruce Mountain Ranch
Your booking will be confirmed no earlier than one year prior to your event date. (To be added to our waitlist, please fill out the contact form)

Costs

$1,100.00 per night (includes tax)
$300.00 Service fee
$500.00 Cleaning fee
Pet Fee: $50 per dog
Golf Simulator Fee: $150 per stay (short training and signed waiver required)
Additional guest fee: $100 per person (up to 2 additional guests may be allowed)

Number of Guests

18 guests allowed
2 additional guests can be added to the reservation for an additional $100 per person (please discuss details with your booking agent)
No more than 20 people are allowed in The Estate House at any given time
A $500 fine for people not accounted for, will be charged to the final bill

Payment

A 50% deposit is due at the time of booking
The remaining 50%, plus fees are due 14-days prior to check-in and is non-refundable
Accepted forms of payment are VISA or Mastercard only

Check-In/Check-Out

3:00 pm check-in, 11:00 am check-out
There will be no early check-in or late check-outs permitted

Cancellation Policy

The initial deposit is fully refundable if the reservation is cancelled 60-days prior to the check-in date
The remaining 50% deposit is refundable if the reservation is cancelled 30-days prior to the check-in date
The deposit is non-refundable if the reservation is cancelled 2-weeks prior to the check-in date

Pet Policy

2 small-medium well-behaved dogs are allowed
Dogs must always remain on a leash outdoors
Guests are responsible for cleaning up after their dogs in all indoor and outdoor spaces (i.e. replacing or reimbursement of any damaged property, vomit, feces, urine etc.)
Guests are responsible for bagging and disposing of all dog feces

The Estate House at Spruce Mountain operates on a first come first serve policy for bookings.

Number of Guests

18 guests allowed. Please note, a child or infant each qualify as part of the total guest count.
No more than 18 people are allowed in The Estate House at any given time.
A $500 fine for people not accounted for, or for over 18 guest max, will be charged to the final bill.

Payment

Guest shall pay Host a total fee of $1,500/ per night (“Rental Fee”), in addition to a one-time cleaning fee, one-time service fee, one-time golf simulator fee (if applicable), and one-time additional guest fee (if applicable). Fifty percent (50%) of the rental fee is due at contract signing, required to reserve the rental stay, and non-refundable. Additional fees and the remaining 50% rental fee shall be made in full to Host on or before 14 days from check-In. All payments shall be paid via any of the following payment methods: VISA, Mastercard, or Check.

Check-In/Check-Out

3:00 pm check-in.
11:00 am check-out. If you have not left the house by 11:00am, you will automatically be charged one half of the first night's stay.
There will be no early check-in or late check-outs permitted. We need time to get the house ready for our next guests, so please be considerate of the check-in and check-out times.

Cancellation Policy

Guest will pay a non-refundable deposit of 50% of the total Night Fee to reserve their date(s). The remaining balance including the additional service fee, cleaning fee, and optional add-ons are due no later than 14 days prior to Guest’s check-in date. If Guest cancels on or before 14 days prior to Guest’s check-in date, no additional funds will be owed to Host. If Guest cancels 13 days or less prior to check-in date, the remaining 50% of the total Night Fee will be owed to Host.

Minors Policy

All minors must be accompanied by an individual over the age of 18 years. Minors may not be left unattended at The Estate House at any time.

Quiet Hours

No outdoor activities, music, or socializing are allowed outdoors between 10:00 pm and 8:00 am.

Disturbances to the Community

Parties, events, disruptive gatherings, excessive visitors, or unauthorized guests are not allowed.
No littering, vandalism, trespassing, excessive noise, or unsafe behavior is allowed.

Smoking/Drugs/Hazards

Use of tobacco, marijuana, or smoking of any substances are prohibited inside The Estate House. Smoking of tobacco is only allowed outside in areas where proper butt and ash receptacles are provided. Use of marijuana or use of illegal substances of any kind, in any form, are strictly prohibited in all areas of The Estate House property.
Due to the high fire danger in our area, no real flame candles are allowed inside or outside of the house. In addition, no fireworks, sparklers, campfires, or other fires allowed (excluding existing outdoor firepit).
No firearms are allowed.
It is very common to see mountain lions, bobcats, black bears, rattlesnakes, and other wildlife in the area. Do not leave any trash outdoors, be sure to close all doors behind you, and be aware of your surroundings while outside.

Parking

To avoid being towed, there is no parking allowed on the public street. This will be strictly enforced. A maximum of six (6) cars are allowed on the property during your stay. Two (2) of the six (6) cars allowed must be parked inside the garage

Private Gate Access

15 minutes before your Spruce Mountain time-block begins, you will be given the back gate opener by your Spruce Mountain Property Manager. Your House Host will retrieve the gate opener the day following your event.
